River water and storm surge are not the same as a burst pipe.
Flood water carries silt and contamination. The first decision is what can be cleaned and what has to leave the house. That decision should be written down before anyone starts tearing out walls.
Category of water matters
Clean supply water, grey water, and flood water are different jobs. Mixing them on one invoice is how homeowners get surprised. We label the source before we start.
What usually cannot be saved
Wet drywall that sat, saturated insulation, and carpet pad after flood water. Saying that up front is kinder than hoping it dries in place.
After the water is gone
Drying equipment stays until moisture readings say the assembly is stable. Then rebuild is a separate scope – not a surprise add-on on the last day.
